Modifying Mortgage Loans
– Anywhere in the Country –

As a real estate attorney with many years of experience, one of my specialties is assisting homeowners in modifying their mortgage loans. While there is no guarantee that a mortgage loan modification can be obtained in any particular case, I have had considerable success in this area. Regardless of where your property is located, anywhere in the country, I may be able to be of assistance.

Many homeowners are behind in their mortgage payments and/or are struggling to make these payments. As a result, more and more banks are becoming more receptive to considering mortgage loan modifications.

Mortgage loans can be modified or restructured in a number of ways to generate lower monthly payments, including: 1) reducing the principal owed; 2) reducing the interest rate paid; and 3) increasing the length of the loan.

We will negotiate with the banks to lower your payments to make them more affordable, so that you can retain ownership of your home. If you are behind in your mortgage payments, we will negotiate with the bank for the bank to either forgive these monies or to put them on the back-end of your loan so that you will not have to pay them until you sell your home.

As mentioned above, in any particular case a loan modification cannot be guaranteed. However, we are very persistent, have a great deal of expertise, and make every reasonable effort to obtain the best possible results for our clients.

Our Fee Structure Is As Follows – an initial non-refundable fee of $995.00 which represents the hours of work that we have to invest in each file. Remember, a mortgage loan modification is not guaranteed. If we don’t obtain a loan modification, this is the only fee. If we do obtain a mortgage loan modification, there is an additional $1995.00 fee which can be paid as one sum or on a payment plan.

Short Sales

Sometimes even with a mortgage loan modification, it is financially difficult for a homeowner to keep the home. In such cases the homeowner may wish to sell the home. However, if they owe the bank(s) more than the current market value of the home, this is obviously a problem. A “short sale” is when the lending institution agrees to accept less than they are owed, as an alternative to taking back the property. A short sale is virtually always a better alternative for the homeowner than allowing the bank to take back the property. Negotiating short sales is another area in which Mr. Weiss is very experienced.

Reducing Property Taxes

Quite frequently Mr. Weiss can also reduce your total monthly payment (which usually also includes property taxes and insurance) by reducing your property taxes. He has assisted over 4,000 Long Island property owners in significantly reducing their property taxes.
